I didn't get into laundromats because I loved laundry. As a mum of three with two dogs, I genuinely despise laundry. I got into it because I wanted a recession-resistant business — one that could support my family long-term, that people would always need regardless of what the economy was doing, and that could give me something to build beyond a salary.
When I started researching, I couldn't find a single practical Australian guide written by someone who had actually opened a laundromat. There were American resources, generic small business advice, and plenty of people happy to sell you machines. But nothing that took you through the real process — site selection, lease traps, utility connections, council approvals — from someone who had genuinely been through it.
So I went ahead without one. Three sites later — a new build, a site takeover, and an owner-build I managed myself — I've learned everything I wish I'd known at the start. I was quoted $50,000 for three-phase power and paid $5,000. I nearly signed a lease with a demolition clause that could have ended the business before it started. I had walls installed before floor levels were checked and paid for them twice. None of it was in any guide I could find. So I wrote one.

I'm not a consultant who studied the laundromat industry from the outside. I'm an operator who financed three of them, made the mistakes, and worked out what I'd do differently.
